Fall River, Waverley & Oakfield
Where Families Put Down Roots
Some communities just feel different the moment you turn off the highway. Fall River, Oakfield, and Waverley have that quality. The roads wind past lakes. The lots are generous. Kids actually play outside and the people who move here tend to stay for decades.
That is not an accident. This pocket of Halifax Regional Municipality sits close enough to the city to be practical and far enough away to feel like you actually left. For families looking for space, roots, and a real sense of neighbourhood, this area consistently delivers.
We know it well. The Chisholm Group grew up here. We went to school here. We all still live here. When we tell you this is a special place to raise a family, that is not a sales pitch. It is just the truth.
Neighborhood Overview
What Fall River, Oakfield & Waverley Actually Look Like
This is a community built around water and space. You are never far from a lake, and in the summer that matters more than any backyard feature a builder can offer. Lake Thomas, Lake William, Lake Fletchers, and Oakfield Provincial Park are all within minutes. Winters are quieter than the city but the community stays active.
The area runs along Highway 102 and Highway 2, which gives it a practical backbone most suburban communities lack. Groceries, restaurants, schools, and everyday errands are all covered locally. You are not driving to Halifax for milk.
The housing stock is diverse in the best way. Established neighbourhoods full of mature trees and long-term owners sit alongside newer subdivisions where young families are just getting started. Bungalows, two-storey family homes, executive builds on large lots. The range is real.
Who Lives Here
Fall River and its surrounding communities attract a consistent buyer profile. Young families come for the schools, the space, and the price per square foot relative to Halifax proper. Professionals with kids who have outgrown their Bedford semi or their Halifax condo make the move and never look back.
There is also a strong base of long-term residents who have been here for twenty or thirty years. They built their lives in this community. Their kids went to Georges P. Vanier or Lockview. They know every shortcut, every neighbour, and exactly why they chose this place. That history is woven into the fabric of the area in a way that newer subdivisions simply cannot replicate.
People put down real roots and tend to stay for a long time.
Schools
Fall River is served by some of the strongest schools in HRM. Georges P. Vanier Junior High and Lockview High School are the anchors at the secondary level and both carry strong reputations. For younger children, Ash Lee Jefferson Elementary, Waverley Memorial, Oldfield Consolidated, Holland Road Elementary School and Oakfield Elementary serve the area well.
For families making a location decision around schools, this area is well covered at every level.
Getting Around
Highway 102 is your on-ramp to everything. Downtown Halifax is roughly 25 to 30 minutes outside of peak hours. Dartmouth Crossing is about 12 minutes. Halifax Stanfield International Airport is only a 10 minute drive away.
For a community that feels as removed from the city as this one does, the access is genuinely impressive. Families with jobs spread across HRM find that Fall River sits in a practical middle ground. You get the space and the quiet without giving up the convenience.

Getting Around
The commute into Halifax is one of the most underrated selling points of this area. Highway 102 puts you downtown in roughly 25 to 30 minutes outside of peak hours. The Burnside Industrial Park and Dartmouth are even closer. [INSERT COMMUTE STAT if available from recent buyer surveys]
For families with one or two cars and jobs across HRM, the access here is genuinely practical. This is not a community where you feel cut off.
The Market
Fall River, Oakfield, and Waverley sit in a price range that still makes sense for families. Detached homes in established neighbourhoods typically trade in the [INSERT CURRENT RANGE] range depending on size, lot, and condition. New construction commands a premium but delivers modern efficiency, warranties, and layouts built for how families actually live today.
Demand here has been consistent. This area attracted significant attention during the post-pandemic migration inland and much of that buyer interest has held. Inventory tends to be tighter than buyers expect, especially in the spring market.
Pricing is nuanced in this area. Lot size, lake access, school proximity, and build quality all move the number in meaningful ways. Getting it right matters. That is exactly where having Ben's AACI appraisal background in our corner makes a difference. Most agents estimate. We calculate. [link: /ben-chisholm]
Kinloch Estates: New Construction in the Heart of Fall River
Kinloch Estates is one of the most exciting residential developments in HRM right now and the Chisholm Group is proud to represent it exclusively alongside our builder partner Marchand Homes.
Marchand is Halifax's leading home builder. We have been their real estate partner for over seven years. That relationship means our clients get access to lots, floor plans, and build timelines that are not always publicly listed. It also means we understand the product at a level most agents simply do not.
Kinloch was designed for families. The lots are generous. The streetscape is planned. The location puts you inside Fall River's best school zones and minutes from the highway. If you are thinking about building rather than buying resale, this is the conversation to start.
Visit KinlochEstates.ca or reach out to us directly and we will walk you through what is available and what to expect from the build process.
Our Experience Here
We grew up in Fall River. All four of the boys went to Ashlee, Georges P. Vanier and Lockview. We biked the streets growing up, played sports here, and eventually left for university. Dan moved away briefly to a condo in the city, Ben appraised commercial real estate in Edmonton and Vancouver. Alex and Mack found their footing in the city.
And then we all came back and are currently living in Fall River.
That is not a coincidence. It is a pretty honest endorsement of what this community actually is and how much we love it. Ben and his wife live in Fall River today. Alex just built a home here. Dan never really left. When we say we know this area, we mean it.
Over thirty years of living and transactions in this market have taught us which streets hold value, which developments have performed, and where growth is heading next. We have sold everything from entry-level homes to executive properties on the water. That depth of experience does not come from a database. It comes from being here.
Today we are also proud to be the real estate representatives for Kinloch Estates along with Rebecca Marchand, the only active new construction subdivision in Fall River. Built by Marchand Homes, Halifax's leading builder and our partner of seven years, Kinloch is where the next chapter of this community is being written. The fact that we get to represent it is something we take seriously.
