Here is what that actually looks like.

We start by understanding your budget, timeline, and goals. From there we walk you through pricing, plan options, and lot selection in full detail providing help along the way. Base pricing, lot premiums, and upgrades are all laid out upfront so there are no surprises when selections are finalized. Marchand Homes rarely uses allowances, which means you see the real numbers from the start. No drama, no hidden costs, no sticker shock at the design stage. Everyone is on the same page before anything is signed.

We then walk the lots with you, review the plans, and help you match the right model to the right property. Not every plan fits every lot. Grading plays a bigger role than most people expect. Split entries typically need a slight incline while two storey homes generally suit a decline. When you are standing in the middle of a cleared lot staring at trees trying to picture a home, we have done this enough times to see exactly how it will take shape. Getting that wrong early is expensive. We make sure you get it right.

Marchand Homes build timelines are approximately 10 months from contract to completion for most plans.

During construction we are available 24/7 to make sure everything stays on track. We can arrange site visits, attend key walkthroughs with you including the electrical walkthrough where you plan lighting, switches, and outlet placement, and keep you informed at every stage so you always know what is happening and what is coming next.

We also help you navigate design selections and upgrades with Ben and Mack's appraisal expertise informing every decision. Most buyers end up $20,000 to $50,000 over base price once selections are finalized. We help you understand where that money is well spent and where it is not.

Before closing, we complete the deficiency walkthrough with you and your Marchand project manager, ensure all identified items are addressed, and make sure your home is exactly what you signed up for before the keys are handed over.
